Planning your project

Define the existing-building scope before comparing bids.

For a Bergen County roof project, distinguish localized repair, coating renewal, a new SPF recovery assembly, and replacement. These are different scopes, even when proposals describe all of them as restoration. A clear description helps the local construction office and project professionals determine the applicable requirements.

New Jersey’s Rehabilitation Subcode organizes existing-building work by categories such as repair, renovation, alteration, and reconstruction. The subcode’s introduction expressly distinguishes those categories from the separate rules that determine permit requirements. Do not assume that calling work a repair makes it permit-exempt.

Ask the project team to document retained roof layers, moisture findings, proposed removal, drainage work, and changes to insulation. Confirm requirements for the actual property with the responsible construction office. The guidance here does not establish a permit determination or code compliance.

Commercial SPF roofing: start with suitability.

For an existing low-slope commercial roof, begin with the condition of the deck, retained insulation, attachment, and details. SPF may be a recovery option when those conditions and the proposed assembly are suitable. If the existing foam remains serviceable, a protective-coating renewal may be a different, narrower scope. Neither pathway should conceal wet or deteriorated materials.

Explore the exterior spray foam roofing system, request a commercial flat-roof assessment, or review coating and recoating services. For insulation inside the building, see interior roof-deck insulation instead.

Discuss a commercial roof

Bring these details to the first conversation.

  • Existing roof type, approximate age, and repair history
  • Which areas leak or retain water, with safely obtained photos
  • Whether the proposal retains the roof or includes removal
  • Access, staging, operating hours, and known municipal requirements

Use existing records and photos taken from safe locations. Do not climb onto a roof or open the assembly to prepare an enquiry. An initial conversation establishes the next step, not a final system recommendation.
