Planning your project

Separate NYC requirements from Long Island project planning.

For an NYC building, establish the property’s jurisdiction and any applicable energy-planning obligations before treating roofing as an isolated upgrade. NYC’s Local Law 97 framework has different compliance pathways depending on building characteristics; it does not apply identically to every building.

The Department of Buildings’ February 2026 guidance describes covered-building definitions that include individual buildings exceeding 25,000 gross square feet and certain combinations exceeding 50,000 square feet. Size alone is not a complete compliance assessment: the owner and qualified adviser should verify the covered-building records, applicable pathway, and exceptions.

An SPF roof can form part of a broader enclosure improvement, but installation alone does not establish Local Law 97 compliance or a guaranteed emissions reduction. Long Island is outside NYC; do not carry an NYC requirement over to a Nassau or Suffolk County property. Confirm the applicable requirements with that property’s authority and design team.

Commercial SPF roofing: start with suitability.

When comparing SPF with other commercial roofing options, compare the whole assembly: retained materials, proposed insulation, drainage, details, and protective covering. For energy-led projects, ask the building’s adviser to define the roof’s role in the overall plan rather than using a generic savings percentage.

Explore the exterior spray foam roofing system, request a commercial flat-roof assessment, or review coating and recoating services. For insulation inside the building, see interior roof-deck insulation instead.

Discuss a commercial roof

Bring these details to the first conversation.

  • Property address and whether it is in NYC or Long Island
  • Existing roof records, leak history, and proposed insulation goals
  • Any applicable covered-building review or energy consultant’s scope
  • Roof access, adjacent-property constraints, and building operating hours

Use existing records and photos taken from safe locations. Do not climb onto a roof or open the assembly to prepare an enquiry. An initial conversation establishes the next step, not a final system recommendation.
