The right starting point

Repair, restore, or investigate replacement: start with the roof’s condition.

A leak does not automatically mean a roof needs replacing, and an aging surface does not automatically qualify for restoration. Score reviews the existing flat or low-slope roof, moisture, drainage, penetrations, and your building’s operations before recommending work within our spray foam and coating specialty. If those systems are not appropriate, we explain the limitation rather than treating a coating as a universal fix.

Planning your project

Prepare for a commercial flat-roof assessment.

A useful first discussion brings together the roof problem, the building’s operations and the available roof history. The next step is a defined SPF or coating scope where suitable, not an automatic recommendation to replace the entire roof.

Bring the roof history

Share approximate roof area, leak locations, previous repairs, known roof layers and any inspection records. Photos of the affected areas and rooftop equipment help explain access and coordination needs.

Compare inclusions and exclusions

Ask how investigation, preparation, damaged materials, roof details and protection are addressed. The proposal should distinguish localized repair, restoration/recoating and a new SPF roofing system. Work outside Score’s SPF and coating specialty needs a separately qualified scope.

Plan cost and scheduling

Access, preparation, repair needs, roof details, weather and occupied-building constraints all affect the plan. Ask which system information, photos and maintenance guidance will be provided at handover, and request any applicable warranty terms in writing.

Commercial flat roof repair: identify the cause first.

Leaks can involve damaged surfaces, penetrations, transitions, or other details. On suitable SPF and compatible coating systems, an assessment helps identify the affected area and define repair and preparation needs. Wet materials or wider deterioration may make a localized repair insufficient. Share where water appears indoors, when it occurs, and any previous repair history so the team can plan the next investigation.

Flat roof restoration and protective recoating.

Restoration may be an option when enough of the existing system remains sound and compatible. The scope can include repairs, preparation, detail work, and a protective coating. Roof condition, not appearance alone, determines whether this approach is appropriate. Existing moisture and drainage problems need to be addressed before a coating is considered.

When a new SPF roofing system is worth considering.

For a suitable flat or low-slope roof, an exterior spray polyurethane foam system combines a field-applied insulating layer with a compatible protective coating. This is roofing work above the deck, not insulation sprayed onto the ceiling inside the building. If SPF is a viable option for your property, our system page explains its layers, installation, and maintenance.

When repair or restoration may not be enough.

Widespread wet materials, an unsound deck, incompatible layers, or other assembly limitations can rule out an overlay or restoration. In that situation, removal, replacement, or specialist design may need to be evaluated. Score’s offering here is SPF roofing and coating work; this is not an offer to install every commercial roof type or perform general tear-off and replacement.

Flat-roof assessments across New York and New Jersey.

We serve New York City, Long Island, Westchester, and areas of northern and central New Jersey. Tell us the property address, approximate roof size, building use, access conditions, and whether you are dealing with leaks or planning longer-term work. Photos and roof records help us prepare; a recommendation still depends on the conditions at your building.

Planning roof work for an NYC building covered by Local Law 97?

Roof condition and energy goals can be considered together. If your engineer is developing a building-wide improvement plan, discuss whether roofing or insulation work belongs in that scope. Installation alone does not establish compliance or incentive eligibility.

What matters

What we assess before recommending flat-roof work.

01

Flat-roof assessment

Review visible conditions, roof history, moisture risk, drainage, penetrations, and the problem the owner is trying to solve.

02

Moisture and drainage

Identify signs of retained moisture, drainage problems, and details that need further investigation before repair or restoration.

03

Operations and access

Discuss rooftop equipment, occupied areas, access, scheduling, and site protection before defining the work.

The process

From a roof concern to a clear repair or restoration scope.

  1. 01

    Review the roof and goals

Collect the roof history, current symptoms, photos, building use, and project priorities.

  2. 02

    Qualify the application

Evaluate accessible conditions and determine whether moisture testing, repairs, preparation, or additional professional input is needed.

  3. 03

    Explain options and limits

Present suitable repair, restoration, SPF roofing, or coating work with preparation, exclusions, and next steps. Explain when a different approach needs evaluation.

Common questions

Commercial flat roofing questions.

Which commercial roofing systems does Score install?

Score specializes in spray polyurethane foam roofing and compatible protective coating systems for flat and low-slope commercial roofs. Suitability must be confirmed before a system is recommended.

Can SPF roofing be installed over an existing flat roof?

Sometimes. Compatibility, trapped moisture, substrate condition, drainage, details, and applicable requirements can rule out an overlay or require additional work first.

Can a leaking flat roof simply be coated?

Not always. Wet insulation, failed details, unsuitable substrates, and other conditions may require repair or a different project approach before coating.

Does Score offer every type of commercial roof replacement?

No. Our roofing specialty is spray polyurethane foam and compatible protective coatings. If your roof requires a different system or general tear-off and replacement, that work needs a separately qualified scope and contractor.

Should I request roofing work or interior roof-deck insulation?

Start here for an exterior roof concern such as leaks, aging surfaces, or restoration. For insulation beneath an existing roof deck to address thermal performance, use our commercial roof-deck insulation service. Interior insulation does not repair roof leaks.
