Start with the issuer and the document
A roofing proposal may mention a manufacturer warranty, an installer guarantee, or both. Ask for the proposed forms before award and identify the legal entity responsible for each obligation. A product brochure or an application specification is not the issued warranty for your property.
As an example of why wording matters, Gaco’s cited SPF specification distinguishes published material properties and applicator workmanship, and separately calls for a manufacturer labor-and-material warranty. That specification illustrates different responsibilities; it does not establish that your building qualifies or that Score offers that particular system or coverage.
Compare coverage, not just labels
Two actual sample warranties: similar promises, different boundaries
We compared the public Gaco roofing-system form 5004 and coating form 5003, retrieved November 1, 2026. These are examples from one manufacturer, not a market survey, legal advice, or a statement of Score’s warranty eligibility. Use the document headings below to locate the provisions.
| Clause | Roofing-system form | Coating form |
|---|---|---|
| Opening coverage paragraph | Names GacoRoofFoam, branded coating, and specified branded accessories | Names branded coating, primers, base coats, and specified accessories |
| No Dollar Limit on Leak Repairs | Repair of warranted leaks; not unlimited recovery for every loss | Same distinction between warranted leak repair and other losses |
| Notice | Notice to Warranty Services within 30 days of leak occurrence | Same deadline and recipient; telling an installer alone is not sufficient |
| Transfer | Current fee and written notice within 60 days after ownership transfer | Same stated conditions |
| Leaks Not Covered | Includes pre-existing roof/building conditions | Explicitly includes roofing-substrate failure and attachment |
The general terms exclude consequential losses, subject to applicable law, while the specific pages define the leak remedy. Both forms have a ponding exclusion with a silicone exception. That exception does not approve defective drainage, waive every other exclusion, or establish structural adequacy.
Practical finding: two proposals can use “labor and material” and “NDL” while protecting different portions of the roof. Compare the defined system first, then the remedy and exclusions—not the headline duration alone.
Download the warranty and handover evidence worksheet (CSV). Record the offered form, clause, covered components, deadlines, and unresolved questions. The issued project document and current legal requirements control.
| Coverage description | Question to resolve | Document to request |
|---|---|---|
| Material or product | Which defect triggers a remedy, and does it include installation labor? | Product warranty and applicable limitations |
| Workmanship | Which installation defects are covered, by whom, and for how long? | Installer’s written warranty |
| Labor and material | Which roof components and costs are included or excluded? | Project-specific manufacturer warranty form |
| Special or extended coverage | What additional approval, inspection, fee, or assembly requirement applies? | Written acceptance and endorsements |
Terms vary. Do not assume “system warranty” means every component, every leak, interior damage, or uninterrupted business operations is covered. Likewise, a long term is not necessarily better if the available remedy is narrow or the exclusions are important to your building.
Read the remedy and exclusions together
Determine whether the promised remedy is repair, replacement material, reimbursement, or another defined response. Look for limits, deductibles, prorating, and exclusions of consequential losses where present. Clarify whether investigations, access, removal, disposal, or interior damage fall outside coverage.
Ask specifically about pre-existing roof conditions, retained materials, drainage, deck movement, severe weather, traffic, chemical exposure, and work by other trades. These are review questions, not a statement that every warranty excludes them. The actual document controls; obtain professional advice where commercial or legal consequences are significant.
Owner obligations can continue after installation
Check inspection and maintenance duties, documentation requirements, notification deadlines, and restrictions on repairs or alterations. Confirm who may authorize work and whether adding equipment, penetrations, or rooftop supports requires advance approval. Coordinate rooftop trades before changes occur.
The SPF inspection and maintenance guide helps organize the roof record. A maintenance log is useful evidence, but it does not replace compliance with the particular warranty’s conditions.
Know the claim process before a leak occurs
- Record the named issuer, claim contact, warranty identifier, covered roof area, and effective dates.
- Confirm notice requirements and the information needed to report a suspected defect.
- Ask how urgent protection measures and authorized repairs should be coordinated.
- Keep photographs, inspection records, repair history, and correspondence with the roof file.
A warranty claim and an insurance claim are not interchangeable. Do not delay urgent safety measures while waiting for a coverage decision; coordinate the response with qualified professionals and preserve documentation.
Buying, selling, or comparing proposals?
If a property may change ownership, check transfer eligibility, notice periods, fees, inspections, and whether written acceptance is required. Do not assume coverage automatically follows the building. At project closeout, verify that the issued document matches the agreed scope and that any required registration or acceptance has occurred.
Use the commercial roof proposal comparison guide for the wider scope review. Keep roof lifespan separate from contractual coverage: expiration does not prove failure, and an active warranty does not prove the roof needs no attention.
Discuss the roof condition and proposed work during a commercial flat-roof assessment. Request the applicable warranty documents for that proposal rather than relying on a general website statement.
